

Minimising hassle for the house builder
tcl’s ‘adoption support’ is a new and unique service that has been designed, at the request of many house builders, to meet their needs by bringing together a range of tailored services to support the achievement of section 106 consents
The aim is to ensure open space areas are adopted by local authorities at the earliest available opportunity, significantly reducing house builders’ exposure to costly long-term maintenance expenditure.
Adoption support begins with an initial consultation with the house builder to understand key site issues and agree specific site adoption targets and timings. This is followed by the creation of a jointly agreed proactive site maintenance and support plan for closed sites. A problem identification process is then established to ensure that sites targeted are developed and/or maintained to a level appropriate to satisfy local authority criteria.
Throughout the process tcl works closely with both the house builder and the local authority to ensure all planning conditions are discharged and seeks to provide a smooth transitional plan for the site or public open space to migrate to a local authority maintenance regime.
